I. ATTENDANCE

II. REVIEW OF PENDING PROJECTS
Places covered as condos in the HOA insurance.
III. MEETING CADANCE
Need to establish a more formal meeting schedule until projects are
completed. Settled on last Tuesday of the month until there are less
projects to cover
IV. INSURANCE
Change Broker-melissa wants to change companies to marshall and
sterling
Umbrella Policy – for liability of contractors
V. BOARD TRANSITION ISSUES
Generator emails going to RDF-Guerin. Melissa to contact.
Keys returned by RDF- po box
Authorized Check Signer- Cindy volunteered to be second signer.

VI. EXISTING ISSUES
a. Tallent – done bottom deck
b. Mack – close to done
c. Ford – using the same contractor as erik. Will start soon.
d. DiMezza – in process
e. Other – Castle can paint utility box but asked for someone else to
paint it. 6/25/2024 jm advised margaret that she is on her own for
painting the utility box
f. Margaret – formal letter regarding HOA responsibilities and owner
responsibilities
g. Second National grid box progress update-1st box complete and
contractor working on second
h. Sceptic system – status of filters and cleaning tanks- south side is
due to be pumped this fall. Paraskyva to replace sceptic filters
since these have been clogged. Time for that anyway.
i. Tree trimming – Status of estimates. Looking into dave alteri for
another estimate.
1. Ottatis, Matt, klaminsky, behind margaret and Pat’s building
j. Update on pump house – meeting with randy, check valve fix,
and 2nd pump water shut. Off valve. Need to contact Adirondack
to have them look at it. Just need to know the correct
Adirondack.
k. Drainage project behind salernos – estimate from tim alteri?
l. Sceptic issues - mound estimate on brush hogging it? Grey water
filter replacement and continuing tank cleaning- estimate for
brush hogging reviewed and approved. Condi to contact to
complete the job.
